Discover the seamless process that makes buying a property efficient and stress-free.
We help people looking to buy property in Bournemouth and the surrounding areas. In this guide, we’ll reveal how we work to help you find your dream home and then manage the entire process to ensure a successful purchase, from viewing to completion.
This guide is ideal for first-time buyers and investors on the south coast, but it can also be a valuable refresher for those who haven’t bought a property in the last few years.
The first step to buying a property is to determine your maximum budget, and the best way to do this is by obtaining a mortgage in principle. A mortgage in principle is where your selected mortgage lender assesses your finances and tells you what size loan you’re likely to get approved for with your current financial situation. With this pre-approval, you’ll know with near certainty how much you can afford to spend on your new home.
Once you know how much you can afford to spend on your new home, you can start searching for properties for sale in the areas you wish to live in and the types of property you want to buy. If your property purchase is part of a chain and you need to sell your current house, our experienced local estate agents will offer their expertise to help you sell quickly and for the best price.
As well as applying for a mortgage, you’ll need to arrange a solicitor/conveyancer to manage the legal aspects of the property purchase, starting with several searches on the property and the drafting of contracts. This process can take some time to complete as they will need ID for all parties, relevant forms will need to be filled out, and part of the costs paid before they can start, so finding a reliable conveyancer/solicitor is worth doing whilst you are viewing properties to avoid unnecessary delays.
As a trusted local estate agent, we have an extensive portfolio of property for sale in and around Bournemouth, regularly updated as new properties are listed. You can view these properties directly on our website and find essential information about each of them. You should register with us to keep up to date on new properties. Homes tend to sell quickly, particularly those by the coast or in convenient commuter locations.
If any of our listings catch your eye, you can easily request a viewing. Our estate agents are highly accommodating and can find a time that works for you, even if it’s outside of standard business hours. On some occasions, open homes may be scheduled, and you can view the property alongside other buyers.
It's a good idea to have a second or even a third viewing before deciding and putting in an offer. Never hesitate to contact us again to let us know you wish to look at a property again. That’s what we’re here for!

Making an offer on a property can be a nerve-wracking experience. The process can be daunting, even if it’s not your first property purchase. After all, it’s one of the most significant purchases you will ever make. Our estate agents are trained to make the process less stressful by providing all the information you need before submitting an offer. Don’t hesitate to ask questions to seek clarity or if there is anything you are unsure of. Unless otherwise directed, you can make an offer anytime by calling one of our five local branches.
First, to increase the chances of your offer on a property being accepted, ensure it is competitive by researching recent sales in the area. Secure a mortgage agreement in principle to show you're a serious buyer with financial backing. Make your offer as attractive as possible by being flexible on the completion date and prepared to negotiate on terms.
If multiple buyers are interested, you might be tempted to submit a much higher offer to secure the property. However, you should remember the amount of your mortgage pre-approval and other fees you’ll need to pay, such as Stamp Duty and conveyancing. Overextending your budget could result in a frantic search for a new lender willing to offer more, and worse; it could cause the purchase to fall through.
Once your offer is accepted, it’s usually followed by a period of jubilation and then a realisation that the process is only just beginning. You have several immediate tasks at this stage. You’ll need to apply for a mortgage, possibly with the same lender that gave you the mortgage in principle. You don’t have to use a lender that granted this, though. You could still shop around for a better mortgage deal if desired.
On top of applying for a mortgage, you’ll need to instruct your conveyancer to commence the legal process for the property purchase.
It is worth discussing at this point how much deposit your solicitor will need to be able to exchange contracts so that you can make arrangements in advance. Also, you will need to arrange a property survey; this may be part of the mortgage as most lenders send their surveyors to inspect the property to ensure it meets the lender's requirements before approving the mortgage. The survey helps the lender determine if the property is worth the amount being borrowed and if it's in good condition. If your surveyor finds unforeseen costly issues that need fixing, you should talk to your agent to determine the best way forward.
Once all due diligence has been completed, you must ensure your conveyancer/solicitor has your deposit so contracts can be signed and exchanged between yours and the vendor’s conveyancers. You will now be legally obligated to purchase the property. Another task at this stage is to arrange home insurance starting on settlement day when you become the legal owner. You might need to arrange services and a removal company too. Finally, don’t forget to begin changing your address with banks, etc.
