Getting ready to sell your property

Before you decide to sell your home, you’ll want to know the value of offers you can expect. Our professional property valuation service will ensure that you understand the sales value of your property before you put it on the market. Our property appraisals offer a high degree of accuracy due to our extensive knowledge of the local housing market. We will also advise you on how best to present your property and any improvements you should consider to increase the resale value.

If you decide to sell, the next step is determining when you want to list your property. Keep in mind that it can take weeks or months to receive the right offer and complete the sale. It would be best if you also came up with a contingency plan in the event that you sell quickly before finding a new property for yourself. Our team can also advise and help with this if it happens.

To get the best property sale price, you may want to fix or improve parts of the property before you take it to market. Research suggests that certain interior and exterior cosmetic renovations can increase the sale price, whereas others may not be cost-effective or increase the sale value. You’ll also need to arrange an Energy Performance Certificate (EPC) for your property, which requires you to enlist the services of an accredited EPC assessor. Our agents can help with all these requirements.

Other tasks you need to carry out when preparing to sell your current home include collecting property ownership documents and any existing mortgage details. Even at this early stage, you should start engaging with a conveyancer to prepare the legal aspects of the property sale.

Choose an estate agent

Choosing an estate agent is one of the most crucial decisions when selling property. The best place to start is with an agent with first-hand experience of the local property market. The importance of our local market knowledge should never be overlooked. These area insights are crucial to advertising your property correctly and finding the right leads and buyers. This is why Hearnes has set up multiple branches and dedicated teams for specific areas throughout the south coast.

You should also ensure the agent is 100% transparent about fees from the start, which is exactly what we do here at Hearnes.

Communication

High street offices are essential when choosing an estate agent so that you can pop in for a chat at any time. It also helps to have your agents' personal email addresses and mobile numbers so you can communicate with them when you need to ask a question or have a query.

Prepare for viewings

Prepare your property for viewing by completing all planned work and cleaning the home. In some situations, you might want to go one step further and use property staging services, which is when someone comes and styles your home with furniture and other décor to show it in the best way. Property staging isn’t used often in the UK, but if you are considering it, our estate agents can help guide you.

Viewings tend to go best when conducted by your estate agent without the owner present. The psychology behind it is that if the owner is there, it feels like you are walking around someone else’s home. We want prospective buyers to feel like they are walking around their future home. We understand that you may wish to be present for the viewing to keep an eye on your property or to provide helpful information. However, buyers are usually less honest about their views and ask fewer questions when the property owner is present, which isn’t beneficial to the selling process. Rest assured that our agents will always be present at viewings to ensure the security of your property and any belongings and to answer any questions a potential buyer may have.

Be ready for negotiations

While the marketing and viewing process is ongoing, it’s worth instructing your solicitor/conveyancer as there are numerous forms to fill out and ID to supply. That way, once you agree on a price and accept an offer, there will be no delays on your side.

After viewings have taken place, you might receive one or multiple offers from buyers. If the offer is already acceptable, you can let your estate agent know that you wish to accept it. If the offer is below your expectations, you can choose to negotiate with the buyer, who may or may not decide to increase their offer.

If you’re unsure how to negotiate, you can always ask our estate agents for their professional input. However, we can never guarantee that a buyer will be willing to negotiate or whether they will withdraw an offer. Our experience in the market will be an invaluable resource during this often sensitive process. A general rule of thumb, is to try to negotiate quickly to avoid the possibility of your buyer seeing something else or just talking themselves out of it if they don’t think they’re going to be successful in securing a purchase.

We will work hard to ensure the right offer is made so you can agree to the sale quickly. At this point, your conveyancer will start communicating with the buyer’s conveyancer to complete the legal process of the property transaction and exchange the signed contracts of sale. You’ll probably need to accommodate the buyer’s property surveyor, who will check the property before they sign contracts.

Moving out

Once contracts have been exchanged and signed, you’ll know the property settlement date and when the buyer will become the legal owner of the property. You must vacate the property by this date and will need to prepare to ensure your belongings have been removed. Don’t leave this too late, as you need to find and book the right removal company. If you leave it until the last minute, many reliable removal firms could be booked, and some might quote you a higher price at short notice.

Make sure you inform all utility providers of your move date and take a final meter reading where necessary. Also advise banks, GPS, dentists, etc. of your new address. It may also be worth setting up a mail forwarding service with the Royal Mail for a few months.

Moving is known to be one of the most stressful processes, but it can be made easier with a moving checklist. Rather than sporadically packing items, make a methodical plan of how you will do it in advance. Your plan will also help you calculate how many moving boxes you need or how long it will take.
